I heard about Kurt Wannebo from a friend who was involved in a short sell. I was curious about the opportunities but heard so many negative things about buying short sell properties. I was working with another agent for over a month with little success. The agent was pushy, telling me I need to put an offer that is more than the asking price for property that was overpriced. She refused to show me any short sell properties even though I repeatedly asked to see some. All I learned from her was that Encinitas was a very lovely place. Her efforts teetered off... We ended our search.

I contacted Kurt Wannebo and got helped from Erika Spears. We met on Thursday for introductions and Q&A. On Saturday she got me into a short sell property. The property was not quite what I had envisioned but it had lots of potential. The short sell property was about to be re-listed because the buyer walked out but Erika was on her toes and slipped us in before anyone else got a chance. We put in an offer which was equal to the previous buyer's offer. I was expecting one month or more before we would hear back from the bank. Within two weeks the bank approved the offer. The fastest bank approved short sell she has seen! I was very nervous. This was my first home purchase. I had lots of questions. She walked me through the whole process. She was very patient with me and explained everything clearly. The seller agent was not responsive but she persevered. She kept reaching out to him for answers on the property. She made demands on my behalf. The unit was tenant occupied and they left the place with trash everywhere. Erika got the seller agent to arrange removal of 90% of the trash. They left a plastic yard chair, small grill (which turned out to be broken), a shelving unit and a wooden work table. I guess they thought I could used the stuff. I was grateful that they took away the mattress and the piles of trash. Unfortunately I did not pay attention to the fact that a recycle bin was missing. I ended up having to pay for that myself. She also help me find my mailbox. I had a key but did not know the location of the mailbox or the number of the mail box. She called and emailed the seller agent until I got my answer. Erika and SDREI even gave me a Home Depot gift card to assist with some of the repairs I need to do on the property. Erika is top notch. There is so much I can say about her. We had such a great experience with Kurt Wannebo! We had an initial call with him to see if a short sale was even a good idea. He did not pressure us at all. He just shared with all the facts and what his company offered. We decided to move forward with him. He connected us with his agent Nicole Furlong. She was amazing! Walked us through every step. Offered to meet us if something needed to be signed (huge for me, I have two boys under 3) called every Friday before the week ended just to keep us up to date and always responded right away! If you have been on the fence or have even considered short selling your home, do yourself a favor a reach out to the best in San Diego... Kurt Wannebo and San Diego Real Estate Investments. Kurt's professionalism and local knowledge was refreshing in a market where just about every Realtor claims to be a "short sale expert". Kurt's informative youtube videos guide through what to expect throughout every phase of the process. The business relationships that he and his team possess with everyone from Lenders, Brokers, Underwriters, Negotiators, Escrow Officers, etc gives them distinct advantage to accelerate the process. I had 5 offers on my home in the first 4 days of listing, and amazingly, Kurt and his team were able to accelerate my file through the process and we closed escrow in just over 2 months. We listed our home on November 1st and we closed on January 2nd. I did not pay a dime to Kurt or his team, to my lender, to escrow or to any closing costs. In September of 2012, my wife and I made the difficult decision to sell our family home of 8 years, however, we were underwater on our mortgage. We received a letter from Kurt explaining his expertise in short-sales, and decided to give him a call to see if he could help us. He spent over an hour on the phone with us, going over our every possible option. After giving careful consideration to everything, we decided to list our home with Kurt. He promptly met with us and explained every aspect of the short-sale process. Kurt encouraged questions, and patiently spent all the time we needed with him to feel comfortable with our decision. He matched us up with one of his short-sale experts, Tiffany. This is our 3rd home sale, and Tiffany's expertise and professionalism is second to none. My wife and I had recently decided to sell our home and we were nervous as we had never sold a home before. I tried finding answers to my questions online and was having difficulty getting clear answers. I rememberd talking to a friend about the selling of his home and he highly recommended Kurt Wannebo's company SDREAI. I did a search for his name and found his website. I was very imprressed with the online instructional videos he had answering common questions people have in the selling of their home. I was able to talk with him directly and had an opportunity to get my other questions answered. The process was very streamlined and informative the entire way. Kurt oversaw the whole thing and assigned Mike Hinmon as my point person who met with me on our property and took over the majority of the paperwork. He was very knowledgeable and was great at keeping me up to date of where we were in the process and what was needed next. He was instrumental in keeping the process moving smoothly and quickly. We found Kurt Wannebo of San Diego Real Estate & Investments by scouring the Internet, reading and listening to many "pitches" on different websites. After much discussion we felt that we would be very comfortable with Kurt's company and his team. It was a good decision and we were very happy with the service we received and the outcome of our sale. Initially Kurt's office set up an appointment and he called us. He spent a lot of time thoroughly discussing the short sale process, and several times in the conversation he would ask if we understood or had any questions. Kurt sent the initial package and then assigned Realtor Nicole Furlong to us. She was very knowledgeable, patient, friendly, and compassionate as we deal with some major health and family issues. She kept us informed day (and night..lol) through the whole process. Nicole was so available I had to ask her to leave anything I emailed at night till the next day as emails were returned immediately, no matter when. Every form sent to us for signature was carefully explained. The transaction was not as timely as we had hoped, (which had nothing to do with SDREAI) but much faster than most short sales. We availed the services of SDREI for the sale of our home in Orange County. Kurt and Felicia were the main professionals who assisted us.

Our experience was great from the first interaction. Over the phone, Kurt spent several hours explaining the whole process and what to expect at each step of the process. He was very patient answering all our questions. He was confident about his answers showing the vast experience he has had in this field. He was up to date on all the current laws and regulations in California related to real estate. The more we spoke to Kurt the more we realised that he was a thorough professional.

We worked with Felicia during the actual sale. She was a pleasure to work with in all her interactions - detail oriented, knowledgable, quick to respond to our questions and "on top" of all the things that needed to get done. Her ability to work with the banks showed in the end results, a truly smooth transaction. Throughout the process, she and Kurt were prompt and patient in answering the numerous questions we had at each stage.

In the end, we realised that all the things that Kurt mentions in his videos and the commitments he (and Felicia) make during the process exactly worked out as they said it would. On the whole, it was a great experience with excellent results.

I contacted Kurt the first time months before we decided we were going to use his services. We were back and forth with our decision and Kurt was more than supportive. There was no pressure and we decided to wait. In the mean time, Kurt contacted us periodically to check on us letting us know his services were still available. When the time came and we were certain about our decision Kurt was there for us and willing to help us when no one else would.

WE ARE EXTREMELY PLEASED WITH KURT AND FELICIA! We were on a time crunch to complete the short sale since we wanted to close by the end of the year to take advantage of the Mortgage Debt Relief Act. We listed our home in mid-October and was able to close mid-December!! 2 months for short sale!! That is unheard of! Normally the short sale process would take at least 6 months to over a year. We received multiple offers and Felicia guided us to pick the one that would actually follow through. Felicia is absolutely phenomenal. She knew exactly what offer to choose, how to negotiate, and how to draft the contract to our benefit. From the time our short sale was approved to closing was only 20 days! My husband and I wanted to buy a home and sell our condo at the same time, but our real estate agent didn’t sell property, so he recommended San Diego Real Estate and Investments to sell our condo. When I called them I was greeted by a friendly receptionist and given an appt to meet the owner, Kurt Wannebo. Right away I was emailed an informational video to watch about the process of selling my home. Great video! It answered a lot of my questions and prepared me to meet Kurt. When I met with Kurt, he was very professional and very knowledgeable about the industry. I was glad to offer them my business. Shortly after our meeting, I was contacted by one of Kurt’s agents, Brandy. She was awesome! She was very professional and always kept me updated on the progress. I received a recommendation to San Diego Real Estate and Investments (SDREAI) earlier this year when seeking a real estate company and agent that would be best suited to assist me in my specific type of real estate sale. I do very few things in life without recommendations, so this was of great importance as I contemplated putting my condo on the market. At the time I reached out to Kurt Wannebo at SDREAI, I still wasn’t sure if I was moving forward with the sale, therefore I really needed time and expertise from him on topics that are unfamiliar to me. Initially, I was guided to his website which is built in a very user friendly fashion, containing Q&A and videos that answered the majority of my questions that I had. From there, I was able to meet with Kurt to further discuss additional questions and more specifics regarding my needs. Kurt was incredibly helpful, patient, and offered solid recommendations and advice. I decided to move forward with the sale and was assigned to Felicia Jerbasi at SDREAI. I learned quickly that Felicia excels at many things. She was highly responsive to all of my needs, answering emails and calls day or night, weekdays and weekends. She knew exactly what do to, and how to make it happen. She was friendly, helpful, and very knowledgeable. 

My sale could have, and should have been a pretty fast and easy process but due to a string of events unrelated to me and SDREAI, things unexpectedly became more complicated and drawn out. I then saw yet another great trait from Felicia; how aggressive she could be to make sure she was doing everything in her power to make her client happy, and make the sale a success. There were more than a handful of times that she clearly went above and beyond to assist with paperwork issues and things completely out of our hands, in order to ensure that the sale was a success, and completed this year. Her efforts did pay off, and I was able to close on my condo in October. 

My condo sale was a small, modest sale as compared to most properties in the city of San Diego. Yet, not once did SDREAI make me feel that I wasn’t a priority despite a low dollar value sale relatively speaking. I was a client, therefore a priority. The sale price didn’t matter. My circumstances didn’t matter. They were professional, skilled realtors and I was the valued client. I felt valued during every encounter, prior to our relationship, during the sale, and post-sale when I received a follow up call to ensure that everything is still in order. 

Although I am not currently in the market to buy a property, I’ve already got a realtor that I will be using if and when that time comes. After researching and consulting with several short sale specialists we decided to go with Kurt Wannebo of San Diego Real Estate & Investments. Kurt’s team was very professional, friendly, informative and helpful throughout the process. Kurt uses informative videos during the entire home selling process, and also uses the latest technology to assist in document signing, Nicole Furlong was the agent assigned to us. She kept us informed every step of the way and did an absolutely outstanding job! We had four offers on our house in the first week including one exceeding our asking price. The entire process took only about two months, which from what I have been told about short sales is record time. In the end we were forgiven for our first and second mortgages and even received $3,000 from HAFA. What a relief it is to actually make more money than we spend each month. Kurt has changed (and prolonged) our lives and now I can sleep peacefully again. When looking to short sale your home its important to use someone who is very familiar with the process. Kurt was responsive immediately with a personal phone appointment where he efficiently laid out our options - but was not selling us, just informing us. Next Nicole Furlong helped us fill out the mountain of paperwork, was considerate of our time and very responsive with needed information. He was true to his word. Everything went pretty much as he had described it, even the time frames. Tiffany Abbiate did an awesome job of listing my condo and we had several offers within a week. She carefully selected the offer most likely to succeed and bird-dogged the paperwork through Chase’s short sale process. When choosing to list my short sale with San Diego Real Estate and Investments, I relied heavily on other people's honest opinions regarding their experiences, so I would like to share mine also.

From the start, I found that SDREI had a very good handle on the entire process. After meeting with Kurt on the phone and in person to answer every single of my many, many questions to my satisfaction, I then worked with Tiffany from his staff for the duration of the transaction. Her, like Kurt, were both very knowledgeable and helpful. I really liked that she kept me in the loop of the process every step of the way - I didn't every have to ask "what's going on?". I found that to be very helpful. Although there were some things that they could not control, like the lender not moving very quickly, they did what they needed to tactfully escalate the situation to the superior of the lagging negotiator, and they did get the attention required to still proceed in a timely manner. Again, I was informed about the situation and her plan to give him a little time, then escalate further - this was done without me having to ask about it.

Normally I am not someone that easily says "5 stars!!!", "YES!!!", etc., however in this case I really didn't have any unpleasant feelings about the process once we got started so I have no reason to not give SDREI full credit for a smooth process. Fortunately, I had a team of professional and competent mortgage specialists on my side. The experience they brought to the table was apparent from the beginning. Like most short sales, Nicole Furlong, my agent, was not given a simple task, but she handled the situation with a high level of professionalism and expertise. If we had any questions they got back to us quickly with an answer. Our short sale went smooth there were no out of pocket costs to us . We were told everything up front what to expect and approximately how long it would take. I like the honesty of there staff and the effort to make things go smoothly in such a difficult time in your life. San Diego Real Estate and Investments is AMAZING!!!! I had spent over 2 years dealing with another company here in San Diego. First trying to do a loan modification and then subsequently attempting a short sale, neither of which was successful. After postponing our sale date an uncountable number of times I was informed that the bank was not willing to postpone our sale date again. I was told that there was nothing that could be done and that our house would be sold at auction. At this point things seemed hopeless and as a last effort to try to prevent a foreclosure I contacted Kurt. 

Kurt set me up with Tiffany Abbiate who is one of the agents on the team. Within a few weeks Tiffany was able to obtain an offer, submit it to the bank and successfully postpone our sale date despite being told by the previous company I was working with that the bank wouldn't postpone it again. To make a long story short escrow closed last month and we successfully completed the short sale. Kurt, Tiffany, and the rest of the team are awesome and I would recommend them to anyone. Everyone was very professional, they work quickly and there's no B.S. They are very straight forward with you regarding your situation and where things are at in the process.

My only regret is not contacting San Diego Real Estate and Investments sooner. Had I went straight to them in the first place I'd be less than a year away from being able to purchase a home again. Now I have to keep my fingers crossed for the next 3+ years that rates and prices stay low.

I have sold one condo and purchased two others in the past few months, all through SDREI. Erika Spears, one of the agents at SDREI represented me on each transaction with exceptional service. When I was looking to buy, she combed the available inventory and presented me with new opportunities the minute they hit the market. It took some time to find the right condo at the right price, but she remained patient and enthusiastic with each new offer we presented. I was able to purchase two fantastic deals because of her persistence. When I decided to list my condo through Erika, she had 6 tours scheduled in 72 hours of listing, and we were in escrow a few days later. Our buyer encountered a slight hiccup through loan underwriting, but Erika kept us in the loop with daily updates and did everything in her power to move the process along. I believe other owners in our building took notice at the price and brevity at which our transaction closed, I wouldn’t be surprised to see Erika’s name pop up on other listings in our building…those owners certainly won’t be disappointed if they go with Erika.

On the paperwork side of things, the transaction coordinator at SDREI Becky Bensussen kept everything running smoothly with a smile ? She sent out everything I needed to sign electronically and made sure to follow up to see if I had any questions. At the end of each transaction, she sent out closing CD’s containing all of the documentation for each condo for my records, very helpful!

About a week before our condo closed, we received a huge package from the owner of the company Kurt Wannebo. We opened it up to find a multitude of boxes, bubble wrap, tissue paper, tape, scissors, etc., everything we would need to make packing as easy as possible. This saved us a ton of time and money. After we closed and moved out, Erika followed up to see how the move went. Unfortunately we went with an awful moving company that grossly overcharged us. Erika asked for the receipt and talked to Kurt about it, and Kurt took care of the ENTIRE moving bill for us!! UNBELEIVABLE!!!

I recently worked with Kurt Wannebo of SDREAI on a short sale of my property and am pleased with the results. Prior to the transaction, I spoke with my neighbor who had just completed one and was nervous since his transaction took over 9 months with a traditional real estate agent. I found Kurt by googling and found his website very thorough, helpful, and up-to-date which convinced me to give him a call. Although I was still anxious about the transaction, Kurt answered all our questions, put me more at ease, and gave us a timeline of roughly 3-4 months from beginning to end. During the transaction, our agent was Nicole who was also very professional and responsive to all our questions via email/phone. Kurt is also available to handle any questions during the transaction, and his staff is very pleasant especially Becky. Kurt's team handled all the negotiations with the bank, told us what to do to make the bank stop calling, and true to his word, the transaction was entirely completed within 4 months. I highly recommend Kurt and his team b/c they know what they are doing, and get it done efficiently and quickly and will save you a lot of headache if you are trying to negotiate a short sell yourself with your lenders. I'm fairly convinced that if I had used a traditional real estate agent who doesn't have the same experience with short sales as Kurt and his team, then I would still be mid-way through my transaction at the 4-month mark. I do not think that there is enough space to describe the unbelievable job that was done by Kurt Wannebo's staff in selling two simultaneus properties: my husband and I found a short sale property listed by SDREAI by shear accident, and yet it happened to be ajacent to our current home's property. We felt it would be an ideal opportunity for our family if we could get this home, providing that we could sell a home located in a different city,in order to buy the short sale property listed by SDREAI. Sound complicated--you bet!! Trying to pin down the logistics of a short sale, while at the same time making it contingent on the sale of another property is a realator's nightmare. Kurt's staff (Tifany and Erika) were unbelievable. Tiffany was able to sell our the home needed to buy the home we wanted without delay despite a great deal of papework nightmares. At our first meeting with Kurt, he was so helpful and informative. He walked us through the initial paperwork. From there we worked with Felicia. Who was just as great! She was available to us anytime, eased any concerns we had. We put our house on the market on a Friday and had an offer, resulting in a sale, by Wednesday!! From there it was fast paced and stressful, but again we knew we had SDREAI on our side. The paperwork gets a little overwhelming, so make sure to ask questions. It was so nice knowing that out phone calls would be answered, our concerns put to rest. We have now closed in less than 3 months. We have referrals for an Accountant and Attorney... we are thrilled that the stressful decision to short sale on our home turned out to be such a quick and mildly painful process. Great experience working with SDREAI! A close friend used Kurt Wannebo when short selling his home, and recommended SDREAI. I talked to other agencies, but felt the most comfortable with Kurt's. I appreciated the vast amount of information provided on the website including the instructional video explaining what to expect as part of the short sale process. Kurt is up-front, clearly and honestly explaining what you can expect, and gives you the time to answer all your. It gives you the confidence you need in such an important transaction. Felicia Jerbasi, the agent that worked directly with my case, was great to work with as well. Lot's of personal attention and updates on the progress of the sale. She answered emails very quickly, even when I sent them out late at night, and wasn't expecting answers until the next day, I got a quick answer. It was nice to have such a friendly, professional and hardworking staff during what would normally have been a very stressful situation. SHORT SALE SUCCESS! What an experience! Kurt Wannabe and his staff handled the sale perfectly, professionally and personally. It started with an in-home visit from Kurt, who took all the time I needed to thoroughly go over all the options available to me. He answered each and every question…and I had lots of them. The best part of that original contact was there was NO pressure whatsoever. After checking with my attorney I hired San Diego Real Estate and Investments. Great choice!

My condo sold in less than 30 days from the day my condo was listed on the market. They handled the bank, the escrow, the buyer (also had 2 backup buyers) from beginning to end. All I had to do was pack. 

The process from first day on the market to close took a little less than 4 months.

KURT'S COMPANY CAME TO MY RESCUE; Previously, I had listed my SHORTSALE with Battiata and they wasted 1.5yrs on my time with no results. Watching other like houses move grated on my nerves...With so much frustration, I either had to switch or give up...that is where SDREAI saved me. As soon as I contacted Kurt and Tiffany, we started making immediate progress. I say "we" because their personal touch kept me involved, informed, and positive. Admittedly, with such a huge time on the market, they had quite the obstacle to overcome. Bottomline though-- THEY DID IT!! We were referred to Kurt Wannebo's team from a friend who recently short sold their home. They recommended Nicole Furlong as the Agent so we went with her. Kurt and Nicole and Becky (office staff) work together as a solid team to where you don't have any worries. Nicole calls you through out the process to fill you in on the progress of the short sale process, Kurt overseas and is aware of all happenings with your home's short sale process and Becky is in charge of sending you all paper work that needs to be signed. What i appreciated about Becky is that she leaves "x" marks next to every section that you need to sign. The short sale documents can sometimes be lengthy and to make the process quicker, you know exactly where to sign and you feel a peace that they have your back. Whenever i had questions about the documents i could call and ask Nicole and she was available to answer all my questions. I felt like Nicole empathized with our situation and that she fought for us as if it was her own home. I didn't feel like a transaction, i felt like she truly cared about our situation and she was fighting for us. Our home was sold 10/18/11. I use to coach Realtors and i know there are very good Realtors that are doing short sales, HOWEVER, please please take my advice. There are sooo many details and sooo much specific conversations that need to take place between agent and banks and you need to have someone that knows what the banks are doing right now. Banks are disorganized and they know if they are working with someone who is experienced on Short Sales or if they are working with just another AGENT to where they may give that inexperienced agent the run around. After two years of debating what to do with our rental property that we originally bought as an investment, my husband and I decided to look into a short-sale. Prior to this we had rented it for several years but soon realized the property was simply a burden, the economy had brought down the value to levels we never imagined, We attempted to keep the property but due to our situation, could no longer do so. We were referred to Kurt by a friend and we went through the initial consultation process and he answered just about every question we had on our minds. From that point we felt very comfortable in moving forward. He and his team (Nicole Furlong, and their assistant Becky) were excellent. They were always in contact with us even when there wasn't much news, but took the time to always follow up even if just briefly. The process took about as long as they said it would (4 months, which is impressive) and we just closed escrow- and our former property is now the home for a new homeowner!
